The Opportunity
We are seeking an experienced Estimator to join a growing team delivering bespoke joinery, façade, and specialist package projects across Ireland and the UK. This is an excellent opportunity for a commercially aware construction professional to play a key role in securing and delivering high-quality, design-led developments.
Based primarily in Longford, you will be responsible for preparing accurate and competitive cost estimates, analysing tender opportunities, and working closely with design, commercial, procurement, and operational teams throughout the pre-construction phase. You will contribute directly to the continued growth of the business by helping secure profitable work while maintaining strong client relationships.

Key Responsibilities
Tendering & Estimating
-    Review and assess tender documentation, specifications, drawings, and project requirements.
-    Prepare accurate and competitive estimates for bespoke joinery, façade, and specialist construction packages.
-    Conduct detailed quantity take-offs and pricing exercises.
-    Obtain and evaluate supplier and subcontractor quotations.
-    Develop comprehensive tender submissions within required deadlines.
-    Identify value engineering opportunities and alternative solutions where appropriate.
-    Maintain estimating records and cost databases to support future bids.
Cost Planning & Commercial Input
-    Prepare detailed cost plans and budget estimates.
-    Analyse project risks and opportunities during the tender stage.
-    Identify key commercial considerations that may impact project profitability.
-    Support the commercial team during bid reviews and project handovers.
-    Assist in developing pricing strategies to maximise project success and profitability.
Supplier & Subcontractor Engagement
-    Liaise with suppliers and subcontractors to obtain competitive pricing.
-    Build and maintain strong relationships with key supply chain partners.
-    Assess quotations for compliance with project specifications and requirements.
-    Ensure all pricing assumptions are clearly documented within submissions.
Design & Pre-Construction Coordination
-    Work closely with design and technical teams to understand project requirements.
-    Review design information for completeness and identify any gaps or commercial risks.
-    Assess the cost implications of design development and specification changes.
-    Attend pre-tender meetings and site visits where required.
Bid Management
-    Coordinate tender queries and clarifications with clients and design teams.
-    Assist in preparing presentations and supporting information for tender interviews.
-    Support negotiations during post-tender discussions.
-    Ensure smooth project handover to commercial and operational teams following contract award.
Reporting & Analysis
-    Track tender success rates and pricing performance.
-    Provide regular reporting on tender opportunities and pipeline activity.
-    Monitor market trends, labour rates, material costs, and industry developments.
-    Contribute to continuous improvement of estimating processes and procedures.

About You
Essential Requirements
-    Degree qualified in Quantity Surveying, Construction Management, Engineering, or a related discipline.
-    Minimum 5 years' experience in an Estimator role within joinery, fit-out, façade, specialist subcontracting, or main contracting environments.
-    Strong understanding of construction methodologies, materials, and pricing structures.
-    Experience producing accurate estimates and managing multiple tenders simultaneously.
-    Excellent numerical, analytical, and commercial skills.
-    Strong communication and stakeholder management abilities.
-    High level of attention to detail and ability to work under tight deadlines.
Desirable Experience
-    Experience pricing bespoke joinery, architectural metalwork, façades, or specialist interior packages.
-    Familiarity with estimation software and project management platforms such as Procore, Viewpoint, Bluebeam, Causeway, or similar.
-    Experience working with Irish and/or UK main contractors.
-    Knowledge of value engineering and alternative procurement strategies.
