The Opportunity
We are seeking an experienced Quantity Surveyor to join a growing team delivering bespoke joinery, façade, and specialist package projects across Ireland and the UK. This is an excellent opportunity for a commercially minded professional to take ownership of projects from contract award through to final account, working closely with design and operational teams on high-quality, design-led developments. Based primarily in Longford, you will play a key role in ensuring the successful commercial delivery of multiple projects while contributing to a collaborative and supportive working environment.
Key Responsibilities
Commercial Management
Manage project costs from contract award through to final account.
Monitor budgets, project costs, and commercial performance.
Identify commercial risks and support recovery strategies where required.
Ensure projects are delivered in line with agreed financial targets.
Variations & Valuations
Prepare, submit, and negotiate variations.
Support the preparation and management of interim valuations.
Maintain detailed records to support contractual entitlement.
Assist with cash flow management and forecasting.
Subcontract Management
Procure and agree subcontract packages.
Manage subcontractor payments, budgets, and final accounts.
Monitor subcontractor performance from a commercial perspective.
Ensure costs are effectively controlled throughout the project lifecycle.
Contract Administration
Maintain and protect the company's contractual position.
Issue contractual notices relating to change, delay, and risk in a timely manner.
Support the effective administration of project contracts.
Design & Project Coordination
Work closely with design and operations teams throughout project delivery.
Understand and manage the commercial impact of design development and project changes.
Contribute to effective project planning and programme management.
Reporting
Assist with monthly cost and value reporting.
Track revenue, project performance, and margins.
Forecast costs to complete and monitor financial outcomes.
About You
Essential Requirements
Degree qualified in Quantity Surveying or a related discipline.
Minimum 5 years' experience within joinery, fit-out, façade, specialist subcontracting, or main contracting environments.
Strong commercial awareness and negotiation skills.
Experience managing variations and design change processes.
Excellent communication and stakeholder management abilities.
Ability to manage multiple projects and competing priorities effectively.
Desirable Experience
Experience working on bespoke joinery or specialist construction packages.
Familiarity with Procore, Viewpoint, CEMAR, or similar project management platforms.
Experience working with Irish and/or UK main contractors.
Key Performance Indicators
Timely submission of valuations and variations.
Successful recovery and agreement of variation accounts.
Delivery of projects within budget and margin targets.
Accuracy of cost-to-complete forecasts.
Cash flow performance.
Timely progression and agreement of final accounts.
